Virtual home tours are becoming highly requested by buyers. Real estate brokerage sites like Zillow and Redfin have both seen a significant increase in requests for these digital tours.

Tip 1: Plan your shots
Before you start filming, assess the house and document areas you want to cover. Maybe there’s a stunning backyard or foyer to highlight. Keep in mind that you’ll want areas of the home to be well lit, which may mean filming at different times of the day. Also, using a wide-angle lens and filming between eye and waist level will make rooms look big, ceilings look high, and ensure that furniture won’t block your shots. And, above all else, remember to not shoot the exterior so wide that you capture neighboring properties.
Tip 2: Add motion
Take advantage of editing capabilities by adding motion. If you have high-quality still images, consider animating them with the Ken Burns effect. If you’re filming the video make sure you’re moving smoothly with the camera. We recommend using a gimbal and filming at 60 FPS. This allows you to apply slow motion in WeVideo when you’re done and not lose any picture quality.

Tip 3: Label it!
When showing a house, buyers always want to see a living room, kitchen, bedrooms and bathrooms, virtual tours are no different. Simply showing these rooms isn’t enough. Be sure to have static texts to label each specific room as you pan around and describe it.
Tip 4: Give it a melody
Silence is not always a virtue. Yes, you’ll be talking about the house but a present melody in the background will help fill times where you aren’t speaking. A nice upbeat song can keep buyers attention on what you’re selling.
Tip 5: Action is key
As a realtor, you’re probably used to handing possible buyers flyers or a business card with your name and contact info on it. You can do the same virtually with a motion title with a call to action like “schedule your private tour today!”. Your name, number and email should be below the CTA and draw your viewers’ attention to it.
